How Our Pricing Works
Our all-inclusive rate is $6,500 per month for a private room.
This covers all care. All meals. All activities. Everything.

What Changes Pricing at Vista Hills
We check each person's needs. We want to be sure we're a good fit. But your care level won't raise your rate.
Can They Walk?
Walk on their own, use a walker, use a wheelchair, or stay in bed — Rate stays $6,500.
How Much Help Do They Need?
Light needs, medium needs, high needs, or total care — Rate stays $6,500.
Do They Have Memory Loss?
Mild memory issues to advanced dementia — Rate stays $6,500. No extra charge for memory care.
How Many Meds?
One pill or twelve meds daily — Rate stays $6,500.
Real example: Robert uses a wheelchair. He needs bathroom help. He takes twelve meds daily. He has dementia. His rate? $6,500. Same as someone who just needs med reminders.

Your Questions Answered
Is $6,500 really all-inclusive?
Yes. The only extras are your own items (like soap and clothes), doctor bills, and an optional phone line. All care, meals, and activities included.
What if they need more care later?
Your rate stays the same. If your loved one needs more help, we keep caring for them at $6,500/month. Only exception: hospital-level care.
What do I pay to move in?
First month: $6,500 + Refundable deposit: $1,000 = Total: $7,500. Deposit returned within 30 days of moving out.
Do you take insurance?
Yes. We work with long-term care insurance. We'll review your policy, fill out forms, and help you get max coverage. Many families get $3,000-$5,000/month from insurance.
What's the difference in room types?
Private room: $6,500/month (own room and bathroom). Shared room: $5,200-$5,800/month. Same care, meals, and activities.
Can couples stay together?
Yes. First person: $6,500/month. Second person: Call for rate (often $4,500-$5,500 more based on needs).
Does pricing include rides to doctor visits?
Yes. Free rides to Sutter Roseville, Kaiser Roseville, local doctors, and pharmacies.
